Lock changes for brokers and agents are charged one fee for the first lock and a small fee for the additional locks, Including lockboxes.
The initial services would be completed within a 2 day timeframe with an email or call to you ensuring the property is completed. Maid services refreshers would be done on the each property every month to ensure the property stays in tip top shape for resale.
Winterization season: Starts 10/01 thur 3/31 in North Carolina.
APC Service can winterize vacant properties in accordance Client instructions and/or applicable Investor/Insurer guidelines. A winterization generally involves:
- draining of all plumbing and heating systems as required;
- using air pressure to clear the system of water;
- adding anti-freeze to all traps and fixtures;
- shutting off water supply to the property;
- disconnecting the water meter, removing it from the cradle and leaving it on the premises;
- disconnecting the feed pipe leading to the main water valve and plugging or capping it; and
- placing tags, labels, warning signs, and dates on all items winterized
Lawn Maintenance
APC Service can maintain the property grounds by mowing, weeding, and trimming grass, shrubbery, trees, and flower beds, and performing other lawn maintenance. All lawn maintenance is performed in accordance with Client instructions and/or applicable Investor/Insurer guidelines. When performing lawn maintenance, APC Service will verify the property is secured.
Lock Change
APC can change locks to a system utilizing one master key or as required by applicable regulations.
Lock Box Installation
APC can install a lock box on the property using a designated code to allow access to a third party.
Padlock or Slide Bolt Installation
APC can install a padlock, hasp, slide bolt, or other similar lock to secure the property.
Boarding
APC can board or screen vacant properties in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
Debris Removal
APC can remove all interior and/or exterior debris in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
Automobile Removal
APC can remove abandoned vehicles from vacant properties in accordance with Client instructions.
Maid Service
APC can perform maid service on all properties in accordance with Client instructions and/or applicable Investor/Insurer guidelines. To insure the property is in marketable condition.
*Note we are educated on all Fannie Mae,Freddie Mac, HUD, and VA properties.
